Dear Courts of Indian Creek Homeowners – PROJECT UPDATE #1
This is an important and exciting time in our community. Numerous improvements are in the works and many more are coming very soon. You’ve already seen our new fountain in the main pond with a larger spray pattern and LED lighting at night. Additional work is being done on the fountain in the Rosehall Court pond (we’re sorry that the company doing this work is not as responsive as they used to be).
We have hired a new landscaping firm, Landscape Concepts Management (“LCM”), who will also do our snowplowing. During this transition year, most of the enhancements and remedies that would have been done in the spring are being shifted to the fall. We have been evaluating the work done so far and have asked LCM to make improvements consistent with our contract and stated expectations. Throughout this first season and over the entire three-year contract, we will work with LCM to deliver better quality results and timely services.
STREET & SIDEWALK IMPROVEMENTS, CURB & STORM SEWER REPAIR PROJECT
As announced last month in a letter from our Village President, Steve Starykowicz, the Courts of Indian Creek HOA and the Village have a joint project already moving forward based on an agreement we both signed, with the Village taking the lead in handling and coordinating the project. Quoting Steve’s letter:
“What will be done: Portions of the sidewalk and curbs will be replaced. All sidewalks’ ramps to the roads will be replaced with new handicap ramps. The top two inches of the asphalt roads will be milled and any base that needs it will be repaired. Then a one-inch leveling binder will be added, and the final layer of asphalt will finish the roads off. The final step will be reseeding the areas that were disturbed …. There will certainly be some parking restrictions at times. Not to mention dust, noise, and some other inconveniences. But that comes with a project like this. If you have any questions, please call the village at 847-816-4649. I work during the day, so I usually return phone calls in the evening.”
The project has started with work done to level the sidewalks by the pond that were slanted. Other sidewalk portions, including some by the Gazebo and the Tot Lot will be replaced and a new bench will be installed by the Tot Lot. The two benches on the west side of the pond have been refurbished but will not be reinstalled until after the concrete they sit on is replaced.
We have just learned from Steve, that THE CURB AND SIDEWALK WORK IS PROJECTED HAS BEEN DELAYED. YOU CAN SEE THE “JULIE” FLAGS MARKING UNDERGROUND UTILITIES ALREADY IN PROGRESS). After the concrete work is done, the asphalt work and select storm sewer repairs will follow it. These projects can take 8 weeks or more to complete due to busy contractor schedules.
